Which brings us to this amazing opportunity!  We offer for sale, turnkey and fully furnished, the Queen Anne Bed & Breakfast and Spa.  The Queen Anne is a VERY successful 6 unit B&B right on Fredericksburg's famed Main Street on a huge lot, nearly 1/2 acre!  The home is an elegant, classic 1904 Victorian, beautifully renovated and decorated. Among its original features are wood floors (you will even find rare parquet wood floors in the dining room) and high ceilings.   This beauty also boasts a large living room with a cozy, gas fireplace, the perfect place for guests to relax after enjoying a day on the town.  The front portion of the house also contains a laundry facility and large country kitchen. The property also has wireless internet, offered complimentary to guests.

The sale of the Queen Anne includes all of its lavish furnishings, linens, future bookings, etc.  Over the past three years, bookings have averaged $168,706.86 annually for its six suites PLUS an average of $16,871 for the income from the massage cottage rental for a total annual rental income average of $185,577.86.  These numbers represent gross rental revenue.  Even with such great bookings, there is still so much opportunity to expand the business model of this property.  The huge lot contains enough space in back to add several more cabins, thereby easily increasing revenue.  There is also plenty of room to build dedicated owner's quarters in the back.  Currently there is a very large deck in the back which could easily be removed in order to add more units.
