The Business

The current owners have been involved with the Parish House Inn since it opened in 1993. Under their care, the Inn’s volume of business is approximately 1,000 nights occupied per year. The Inn is typically 30-40% occupied, with 40% repeat business.

Approximately 30% of clients find the Inn on the internet via several online directories and the ParishHouseInn.com website. Guests may view “real time” availability and book rooms online using the SuperInn.com reservation system.

Clients return to the Parish House Inn for local events such as college football games, auto shows, antiquing, the Ann Arbor Art Fair, Elvisfest, the Ypsilanti Heritage Festival, family events, and business conventions. The Inn is popular with wedding parties and church groups.

The Parish House Inn is unique in that it has two cookbooks, the Best of Breakfast Menus & Recipes, and Inntertaining: Brunches, Lunches, & Special Occasions. Guests appreciate the homey family atmosphere, complete with delicious fresh food, a guest refrigerator, and a cookie jar stocked with homemade cookies.

The Parish House Inn has won national awards. In 2003, Inn Traveler named the Parish House Inn among the Top 15 Inns with Best Cookbook. It has also been listed among the Top 15 Inns near a University in both 2004 and 2005.

The Community

The Parish House Inn is located at the edge of downtown Ypsilanti in an area of Victorian homes (many of which are used as investment properties) and businesses. Zoned B-3, the Inn is part of the city’s central business district. Twenty loft apartments built within the past months are already 100% occupied. A condo development is planned on 39 acres directly across the Huron River from the Inn.

Ypsilanti is home to the second largest historic district in Michigan. Across the Huron River is Depot Town, which offers an eclectic mix of charming shops and restaurants. Area eateries include upscale American cuisine, diners, railroad taverns, pizza, and authentic Mexican, Vietnamese, and Chinese food. The courthouse, police station, and fire station, library, and post office are also located within a few blocks of the Inn.

The Parish House Inn is located one mile from the Eastern Michigan University campus. Within ten miles are Washtenaw Community College, the University of Michigan, Ave Maria University, Ave Maria Law School, Cleary University, and Concordia College. The Inn provides a convenient place to stay for parents visiting students and for faculty, visiting professors, and other guests of the universities.

The automotive industry has had a large impact on the Ypsilanti area. The Ford Motor Company is the largest local employer. Ypsilanti has an Auto Heritage Collection museum that houses classic cars and memorabilia. The museum sponsors several classic auto shows and the weekly “Cruise” nights during the summer. Ypsilanti also offers The Michigan Firehouse Museum, an 1898 firehouse complete with 15 firetrucks and firefighting paraphernalia.

St. Joseph Mercy Hospital and the University of Michigan Hospital are also large employers. Along with the Parish House Inn, many local small businesses are involved with the Ypsilanti Chamber of Commerce. Business clients appreciate the easy access to the Detroit Metro Airport (20-25 minutes) and the freeway (a half mile away). The Detroit suburbs and the city of Ann Arbor are both within a short drive of the Inn.

The Sale

A financing package from a local lender is available. Possession is negotiable, and training will be given to the new owners to assist in the transition.
