The temperate climate and unique location near the beach yields an 85% year-around occupancy rate (95% in the summer, 75% in the winter). The Inn’s gross income is $267,000 a year yielding $127,000 of net income plus a newly remodeled owner’s quarters with sweeping ocean views, vaulted ceilings, skylight windows and 2 car garage.
Walk along the beach for miles in either direction or wander through the lost-in-the 1960's beach town of Encinitas with its charming cafes, boutiques and galleries-the quintessential Southern California Beach Town. There are no other Bed & Breakfasts in San Diego closer to the Ocean.
We find that preparing the expectations of guests is the key to creating a wonderful experience. Prospective guests are coached right up front that we are not a commercial inn - and as such, our ground rules are different. We don't have a front desk. We don't answer the phone 24 hours a day. We are often "out and about" at the gym, hiking, shopping, walking, surfing or birding.
We create a wonderful environment for guests with beautiful rooms, comfortable common areas and delicious breakfasts on their time-table. We let them know up front that that we are often on the go and as a result they don't expect that we will be hovering around, available 24/7. The Inn At Moonlight Beach website receives 1000 - 2000 visitors a week (ask to see the Google Analytics printout for any time period desired). More than 100 prospective guests check room availability by logging on to our ResNexus Reservation System in the summer months, 50-75 per day in the non-summer months (ask to see the RexNexus printout for any time period desired). 50-100 prospects a day check availability, yet the inn has only 4 rooms (soon to be 5). That's the key: high demand greatly exceeds the supply of only 4 or 5 rooms. As a result, occupancy rates of the Inn At Moonlight Beach vastly exceed industry standards, averaging 85% year around.
